Macerich, a real estate investment trust focused on shopping malls, plans to spend approximately $240 million to redevelop FlatIron Crossing, a mall in Broomfield, according to a report filed by the company with the U.S. Securities and Exchange Commission.
The FlatIron Crossing website details Macerich’s plans to amplify this exciting destination with an expanded collection of entertainment and dining options anchored by NOVEL FlatIron Crossing by Crescent Communities, a new, five-story, 345-unit luxury multifamily residential community surrounding 2.5 acres of public amenity and event space.
The mixed-use residential project will be called HiFi — a neighborhood hub for all things fun, comprising 25 acres of mixed-use residential living along with unique shopping, vibrant dining and local entertainment. Lush, welcoming outdoor spaces embrace all types of events and activations, from concerts and group fitness classes to farmers markets and festivals, infused with the spirit of shared connections and adventure.
Directly adjacent to the premier shopping destination of FlatIron Crossing, HiFi is designed for convenient, stylish living with unmatched walkability. The project broke ground in the summer of 2024, with phased openings set to begin in early 2027.
The vision for the area includes phased reinvestment in the existing Flatiron Crossing Mall over several years to add a new mix of uses with a higher density on the southwest portion of the overall mall property in the Village area, located between Crate & Barrel and the AMC Theater. The plans envision a mix of uses with 1-3 office developments, one to three multifamily residential developments, one hotel, tow to four restaurant pads, grade-level retail, a parking structure and the removal of certain existing surface parking areas to accommodate new development.
The core mall area, AMC theater, Red Robin, PF Changs and most other stand-alone buildings are expected to remain. The goal of the redevelopment is to enhance and energize the shopping district by reinventing elements of the shopping center to attract more visitors. Several of the new buildings are anticipated to be five to six stories in height.
FlatIron Crossing is a major retail property on over 100 acres in a prime location along the busy U.S. 36 corridor. Its nearly 200 popular retailers include Apple, DICK’S Sporting Goods, Dillard’s, Macy’s, AMC Theatres, lululemon, Crate & Barrel, Pottery Barn, Williams Sonoma, plus restaurants including Bad Daddy’s Burger Bar, Gordon Biersch Brewery, P.F. Chang’s and Red Robin. In early 2027, Pindustry will bring more than 36,000 square feet of fun and entertainment to HiFi.
